Grogan & Associates knows New York residential real estate like no other firm and currently manages fifteen buildings totaling 856 managed units throughout Manhattan’s distinct and diverse neighborhoods. Our managed buildings can be found in areas such as Morningside Park, Westside, Eastside, Carnegie Hill, Turtle Bay, Murray Hill, Tudor City, Greenwich Village, and Tribeca.
The Grogan & Associates team is led by industry veteran Tim Grogan and the Grogan team is highly qualified to handle the many moving parts unique to each of our managed properties.
Our clients are with us for an average of 16 years and the average number of units we manage per building is 50. This is a testament to the level of service, deep industry knowledge, and level of professionalism our clients have counted on for 40+ years.

Our Services
The most important function that a property management firm provides is establishing a strong well-balanced budget. This is critical and instrumental to help ensure the financial integrity of the property. Grogan & Associates’ main goal is to oversee and manage the budget process and provide the Board with a detailed budget for the upcoming fiscal year.
Our Property Management functions include >
- Prepare annual operating budgets ensuring the financial integrity of the cooperative or condominium
- Oversight of the building's financial condition and provide the Board with monthly budget reports that are reviewed at each board meeting.
- Overseeing stakeholder relationships – the board, residents, building employees, and hired professionals and vendors
- Build and maintain relationships with industry professionals – attorneys, accountants, engineers, architects, mortgage brokers, insurance brokers etc.
- Manage highly-competent vendor list – plumbing, electrical, boiler, elevator, and contractors
- Financial management for unit owners via online secure Resident Portal
- Monthly bank reconciliations and access to online bank accounts for Board Members
Grogan & Associates oversees the property finances and provides a monthly set of detailed financial statements, which include a recap and analysis of the monthly finances of the property

- Income statement detailing all inflows and outflows of funds
- Budget versus actual report showing percentage of budget to actual expenses through month’s end
- Check register detailing vendor name, date of invoice, invoice amount, date paid, and category
- Maintenance or common charge listing detailing charges and payments received from individual shareholders or unit owners
- Detailed shareholder or unit owner delinquency report
- Accounts payable listing by vendor
- Statement of reserve fund activity
Grogan & Associates overseas all aspects of project management. We supervise and monitor projects undertaken by the Board, including emergency repairs to major building systems and planned capital projects.
