Grogan & Associates, Inc., founded in 1981, is a full-service New York property management company specializing in the field of cooperative and condominium residences. With offices in midtown Manhattan, Grogan & Associates currently manages 15 residential properties throughout the New York City area.

Grogan & Associates is currently seeking a multi-site Property Manager to oversee a portfolio of buildings located in Manhattan with a proven track record in residential Property Management. The candidate will work closely with the Senior Property Managers and will be accountable for the day-to-day operations management of the buildings. You will foster a positive environment for our tenants and professional workplace for our staff.

Our ideal candidate will be highly motivated with a demonstrated ability to manage multiple and complex operational matters efficiently and with accuracy and with assurance.


The candidate should possess the following qualifications:

  • Bachelor’s degree in Real Estate, Management, Business Administration or related field preferred but commensurate work experience will also be taken into consideration
  • Minimum of 5 years of experience including demonstrated success in leadership, staff development, and team building
  • Significant experience creating work schedules for supers and porters and monitoring the quality of their work and adherence to those schedules.


Residential Property Manager Responsibilities Include:

  • Prepare annual operating budgets ensuring the financial integrity of the cooperative or condominium
  • Oversight of the building's financial condition and provide the Board with monthly budget reports that are reviewed at each board meeting
  • Overseeing stakeholder relationships – the board, residents, building employees, and hired professionals and vendors
  • Build and maintain relationships with industry professionals – attorneys, accountants, engineers, architects, mortgage brokers, insurance brokers etc.
  • Manage highly-competent vendor list – plumbing, electrical, boiler, elevator, and contractors
  • Financial management for unit owners via online secure Resident Portal
  • Monthly bank reconciliations and access to online bank accounts for Board Members

Sales Agent Responsibilities Include:

  • List and sell residential apartments for sale or rent
  • Negotiate purchase agreements and contracts with buyers and sellers
  • Host open houses and other events
  • Prepare market analysis to help determine property value
  • Educate clients on basic real estate procedures
